Today, he and his wife, Lauren, continue this practice by living in a smaller home and renting out an adjacent apartment and office space, which nets them $800 monthly instead of costing them rent.

To scale his portfolio, Berman adopted two specific benchmarks. First, he applied the 1% rule, which dictates that a property’s monthly rent should equal at least 1% of its purchase price to ensure positive cash flow. When local markets in Massachusetts failed to meet these numbers, he expanded his search into Connecticut to find viable deals. Second, he implemented a "would we live here?" test. This was born from a negative experience with a high-cash-flow duplex that attracted problematic tenants. Recognizing that property management headaches can negate financial gains, he shifted his focus toward quality properties that appeal to reliable residents.
