The designation follows an extensive evaluation of BSI’s internal processes, including transaction testing for digital collateral management. By securing this status, the company can now execute critical servicing events—such as loan modifications, transfers, and deactivations—directly through the MERS eRegistry. These capabilities are intended to meet the rising demand from financial institutions seeking partners equipped to handle the entire lifecycle of digital mortgage assets.
BSI Financial Secures Ginnie Mae Approval for Digital Mortgage Assets
Ginnie Mae has designated Irving-based BSI Financial Services as an official eIssuer and eSubservicer, granting the fintech platform authority to manage digital collateral and issue up to 1,000 eNotes. This expansion enables the firm to integrate fully into Ginnie Mae’s digital securitization and loan servicing ecosystem.

CEO Gagan Sharma described the move as a validation of the company's investment in technical infrastructure and operational controls. BSI currently manages a servicing portfolio of nearly $50 billion and maintains existing approvals from major industry entities including Fannie Mae, Freddie Mac, and the FHA. This latest authorization positions the firm to support a broader range of digital mortgage products as the industry continues to pivot toward paperless operations.
