Quannah Partners Targets Houston Industrial Growth with SouthMain 90 Park

Denver-based Quannah Partners has secured a 7.84-acre site in southwest Houston to develop SouthMain 90 Park, a 130,000-square-foot industrial facility. Positioned at the intersection of Holmes Road and Alternate Highway 90, the project aims to capitalize on an infill submarket characterized by limited available supply and high demand.

The facility will feature institutional-grade specifications, including 32-foot clear heights, ESFR fire suppression systems, and a 135-foot truck court equipped with 24 dock-high doors. By situating the project near major transit arteries like Loop 610, Beltway 8, and Highway 288, the developer provides tenants with rapid access to the Texas Medical Center and regional logistics networks.

Doug Wiley, CEO of Quannah Partners, identified the site as a strategic addition to the firm's Texas portfolio, noting that barriers to new construction in the area create a lasting competitive advantage. Construction is scheduled to break ground later this year, with full completion slated for 2027. The development is intended to serve a mix of owner-users and institutional tenants who require premium industrial space in a constrained market. This acquisition underscores the firm’s broader strategy of deploying capital into high-conviction assets throughout Texas and Colorado, leveraging over 80 years of combined leadership experience to navigate supply-restricted urban environments.
