The agreement covers 4,112 residential units previously held by Varia US, an affiliate of the SWI Group. By offloading these assets into the two-vehicle joint venture, the company aims to rotate capital away from older, capital-intensive properties toward higher-quality residential communities. Varia US will retain full ownership of four remaining properties while actively managing the joint venture assets to maximize value before potential future disposals.
Varia US Properties Strikes $694 Million Joint Venture with Brookfield
Thirteen properties across nine states are moving into a new joint venture, as Varia US Properties AG secures a massive partnership with Brookfield Asset Management. The deal, valued at $693.9 million, grants the Swiss-listed firm access to $200 million in fresh equity to aggressively reshape its U.S. multifamily holdings.

Max-Herve George, CEO of SWI Group, noted that the partnership validates the firm’s platform and provides the necessary financial flexibility to compete in a market that increasingly rewards scale. The fresh equity capital will be used to fund new acquisitions, allowing the company to pivot its portfolio toward the more stable, high-growth secondary and tertiary U.S. markets that define its investment strategy.
