Zillow Group has reached a settlement with the Federal Trade Commission and five states, effectively ending a long-running dispute over its multifamily rental listings partnership with Redfin. The agreement allows the companies to continue their syndication efforts while introducing new, standalone advertising options for housing providers starting in 2027.

The resolution brings closure to regulatory scrutiny that questioned the competitive nature of the listing agreement. By allowing the partnership to persist, Zillow maintains its cross-platform syndication across Zillow, Trulia, HotPads, Rent.com, and ApartmentGuide. Michael Sherman, general manager of Zillow Rentals, characterized the settlement as a strategic win that preserves existing consumer benefits while providing property managers with greater flexibility in their advertising spend.

Since the partnership's inception, Zillow has reported a 40% growth in multifamily properties on its sites, while Redfin saw its inventory of such properties nearly quadruple. Data cited by the company suggests that the consolidated approach has lowered customer acquisition costs for landlords by expanding the reach of individual listings. By moving to a model that includes both integrated syndication and standalone product offerings, the company aims to reduce friction for property managers who seek to fill vacancies across a broader digital footprint.
