The portfolio spans 339,449 square feet across 18.44 acres, centered on Brookpark Road and Industrial Parkway. The acquired assets include the company's headquarters and stamping facility at 12200 Brookpark Road, the stamping and fabrication plant at 11840 Brookpark Road, and the metal processing site at 4541 Industrial Parkway. Anchor Manufacturing will remain in all three locations under a long-term master lease agreement.
Anchor Manufacturing Sells Cleveland Portfolio in Sale-Leaseback Deal
A trio of investment firms—Industrial Realty Group, PREP Funds, and CG Real Estate Capital—has acquired three industrial properties in Cleveland from Anchor Manufacturing. The deal, structured as a sale-leaseback, allows the 56-year-old manufacturer to unlock capital while maintaining its long-term headquarters and operations at the sites.

Since its founding in 1970, the manufacturer has evolved from a local family-owned tool and die shop into a global supplier of metal safety assemblies. Peter Goffstein, Executive Vice President of IRG, noted that the transaction aims to help the company redeploy capital into its core business operations. Chris Salata, a partner at PREP Funds, described the move as a strategy to secure mission-critical industrial facilities while supporting the manufacturer's continued growth across North American, European, and Asian markets.
