The surge in fraudulent activity stems from the accessibility of public records, which criminals exploit to impersonate owners and manipulate transaction communications. According to the National Association of REALTORS, undeveloped land is far more vulnerable than owner-occupied homes, which saw only 12% of reported fraud cases. Perpetrators often leverage fabricated identities and forged documents to bypass traditional safeguards, frequently pressuring victims to circumvent established escrow procedures.

While it allows for property research, it also provides the raw material for bad actors to craft convincing impersonations. To mitigate these risks, the company advises against relying on unverified messages or payment instructions sent via email. Instead, parties should independently verify wire instructions with licensed title or escrow professionals and conduct thorough investigations into property boundaries and ownership history before committing funds.
